David Felice


In 1982, Mr. Felice began his career as a real estate attorney practicing in the areas of construction and real estate law. In 1988, he entered the production home building industry with Zaring National Corporation, a multi-state merchant builder/developer, and advanced to the position of Vice President. During his tenure at Zaring, Felice focused on the company’s homebuilding and land development operations, including work in the areas of transactional real estate, construction, community development and community management.

After relocating to Florida in 1992, Felice joined Scarborough Corporation, a subsidiary of housing giant Weyerhaeuser Real Estate Company. In his capacity as Vice President, Felice directed the development and operation of the company’s most highly regulated real estate projects.

In 2000, Mr. Felice joined Sembler Investments, Inc., and helped form the company’s Blair Communities and Blair HomeCrafters business units.  The Blair companies were established as a developer of active adult lifestyle communities and as a merchant home builder. Felice also established Blair’s title insurance affiliate, Tradition Title, which wrote title insurance and conducted closings for homes and home sites sold by the company. Felice was appointed President of the Blair companies in September of 2004 and was responsible for overseeing homebuilding and land development operations.

Mr. Felice left Blair in 2008 and established his own companies, Terra Management Services and Terra Law Firm, which capitalize on his operational and legal experience. Terra Management Services was established and is recognized as a provider of high quality association management and development consulting services. Terra Law Firm, on the other hand, is a provider of a wide range of legal services which support the community development, homebuilding and community management industries. This includes work in the areas of transactional real estate, construction, community development, community management and associated litigation.

Felice is a graduate of Kent State University (BBA-Cum Laude-Marketing/Accounting), the University of Cincinnati (MBA-Marketing) and the University of Akron School of Law (JD). He is a member of the Florida Bar, the Ohio State Bar, and is licensed to practice in Florida, Ohio and before several U. S. District Courts. He is also member of the Bay Area Real Estate Council and the Carrollwood Area Bar Association.

Mr. Felice holds Florida licenses as a Certified Building Contractor (CBC 1255715) and Community Association Manager (CAM36737).

Stephen Newman

Chief Financial Officer

Stephen Paul Newman began his accounting career in 1984 with Industrial Commercial Developments Ltd., one of the largest companies in Jamaica, West Indies. Industrial Commercial Developments owned and operated a variety of businesses, thus affording Stephen exposure to different business models and accounting processes. During his time with Industrial Commercial Developments he continued his education working towards the United Kingdom’s equivalent of a CPA designation. Stephen was promoted several times until achieving the position of Controller. Shortly thereafter, he relocated to Florida. Once in Florida Stephen began to transition into his new work environment and set out to gain experience in a wide array of fields. To his credit he was able to garner valuable experience in the fields of accounting, banking, industry, storage facilities, hotel and restaurant development and management, as well as condominium/homebuilding/land development. He achieved this extensive variety of experience by working with companies such as; Robert W. Osbourne & Company, PA, CPA, FPL Federal Credit Union, Dutra Construction Company, Inc., K.B. Holdings, Inc., Weitzer Communities, Turnberry Ltd., and Blair Communities Inc.

Stephen has been involved with development projects in South Florida, Central Florida, Nevada and Washington D.C. The projects have included Town Homes, Single family Homes, Mid-rise and High-rise condominiums and have included Home Owners Associations, Condominium Associations and Community Development Districts.

Stephen graduated Magna Cum Laude from the University of Tampa with a Bachelor of Science in Accounting and is a Florida licensed Community Association Manager (CAM33377).

Natasha Smith-Hawthorne

Natasha began her Real Estate Career in 2009 while working as a QC Accountant in the Loan Servicing Division of Capital City Bank, a medium size financial institution headquartered in Tallahasee FL. After obtaining her real estate license in 2009, Natasha went on to work for several real estate firms, but primarily credits her knowledge of the Florida Real Estate market to experiences while with Advanced Realty Group. In spite of the down market, Natasha achieved notable success and was recognized interally for generating over 1 million dollars in sales, in her first year.

In 2011, Natasha obtained her Community Association Managers license to better assist her clients, throughout the sales process, to understand the inner-workings of community associations.

In 2012 Natasha relocated to Atlanta Georgia, working for Rubin Lublin, PA as an intake paralegal. Natasha’s primary responsibility was to evaluate files for SCRA, bankruptcy, and other exceptions, prior to the initiation of the foreclosure process. During this time, Natasha was introduced to the in-depth operations of Community Associations, and subsequently returned to Florida to begin a career in Community Association Management.

In 2014 Natasha was recruited by Terra Management Services, as a Licensed Community Association Manager. Through the next several years, Natasha was promoted to Marketing and Transitions Manager, and ultimately to Vice President of Terra Realty Services, Inc.

Today, Natasha relies on her professional experience in banking, real estate law, sales, and management to aid her as she passionately leads by serving, in her current role.
